8,80% of Housing Sales in March were Made in Disaster Areas

According to the information obtained from the Turkish Statistical Institute, 8,80% of the house sales made in Turkey last month were realized in disaster areas. Kayseri came first among these provinces. After the earthquakes in Kahramanmaraş in February in our country, construction activities in the surrounding provinces affected by the disaster accelerated, and house sales started again. According to the information obtained from the Turkish Statistical Institute, 8,80% of the house sales made in Turkey last month were realized in disaster areas. Kayseri is one of the cities with the highest number of housing sales in the earthquake-affected regions, followed by Gaziantep, Urfa, Diyarbakır and Adana. Global Construction Founder and General Manager Vedat Şimşek, who said that Kayseri was severely affected by the earthquake due to its location, and that many aftershocks occurred afterwards, evaluated the housing sales and construction activities in the region.

Demand for detached houses is increasing in Kayseri

Noting that the preferences of home buyers in Kayseri changed after the earthquake, Vedat Şimşek said, “Our citizens in Kayseri are now moving to regions where the earthquake risk is the least. Throughout the process, we see that the demand for high-rise buildings is decreasing, while the demand for detached houses is increasing. Of course, this trend also exists in other provinces of Turkey. However, since this option is not possible in crowded cities such as Istanbul and Izmir, the demand is concentrated in low-rise buildings. Therefore, earthquake regulations must be complied with not only in Kayseri, but also in all cities of our country for the buildings to be constructed in the future. This is how we can ensure the safety of our citizens. For example, both of our buildings we built in Adıyaman and Malatya within the scope of the European Union Project were built according to earthquake regulations. It was not destroyed in the earthquakes," he said.

“Soil testing should be done in constructions in risky areas”

Vedat Şimşek, who shared the points to be considered in the construction of a building, said, “In the construction of a building, first of all, according to the zoning status received from the relevant municipality, a project should be prepared by an expert technical team for the project. Projects should be designed in accordance with the correct ground survey report, taking into account the specifications and regulations. Many alternative solutions can be produced in engineering. As long as you decide on the economic feasibility of the building you will build as a result of the feasibility study.

“Construction of buildings should not be allowed in areas where the fault line passes”

Vedat Şimşek, who said that the construction of buildings should not be allowed in areas where the fault line passes directly, said, “In the tests carried out before the construction process starts, values such as the class of the ground, its structure, the water level and the concrete class selected in the project and the bearing capacity of the ground should be determined. So much so that even one of these parameters is missing is not an acceptable situation. The point to be considered is to design structures in accordance with the regulations and specifications in the light of science and science, and in accordance with the ground survey report that has been made correctly.

However, measuring all these and taking the right steps is possible with an experienced technical team. We also work with expert teams in our projects from the very first step.”

“We apply the 3E rule in our projects”

Global Construction Founder and General Manager Vedat Şimşek, who underlined that they prepared projects compatible with the ground according to the report prepared as a result of soil survey experiments, concluded his words as follows: “We apply the 3E rule valid in civil engineering while designing the project: Safety, economy, aesthetics. We design robust and visually appealing structures at minimum cost. We aim to achieve the optimum point in these rules in each structure. The construction methods of the construction industry, the difficult conditions of the construction site, and the inability to ensure the continuity of employment compared to other sectors make our work even more difficult. That's why we take care to choose the site officials from people who are competent and have sufficient experience and knowledge. Correctly inspected buildings do not collapse even if they are damaged in disasters. As a country, it is necessary to go to construction by making long-term technical and financial planning by working with professional organizations and the private sector under the leadership of official institutions.”
