Minister of Environment and Urbanization, Murat Kurum, approved 1 of the 100.000 stages of the zoning plans prepared accordingly with the change of "Istanbul European Side Reserve Building Area 7 / 3 scale Environmental Plan" covering the Canal Istanbul Project area.
Thus, many new steps have been identified in the Kanal Istanbul Project in the area covering Arnavutköy and Başakşehir, from residential to green areas, from residential floors to transportation routes.
The “European Side Reserve Building Area 23 / 2019 scaled Environmental Plan” which constitutes the surroundings of Kanal Istanbul and was approved on 1 December 100.000 by the Ministry of Environment and Urbanization was revised upon the appeal applications and suspended again.
On 29 June, the Minister approved the “Phase of the European Side Reserve Building Area 1 / 100.000 scale Environmental Plan Change” and accordingly, 1 phases of 5000/1 scale Master Plan and 1000/3 scale Implementation Plan.
The 7 stages of the 3-stage zoning plans that constitute the surroundings of the Kanal Istanbul Project include Arnavutköy and Başakşehir.
The first stage of the plans is 1 thousand 3 hectares, the second stage is 982,6 thousand 2 hectares, the third stage is 3 thousand 488,6 hectares, with a total area of 3 thousand 5 hectares, that is, approximately 893 million 13 thousand square meters. It occurs.
In the approved stages, with the decision of the mentioned development plans, housing, commerce, tourism, social equipment, official institution, technical infrastructure usage, logistics facility and fair areas, technology development zone and large green areas will be built.
Within the plans, ecological corridors with green areas and walking and cycling routes will also be created.
The Ministry, which focuses on green areas in the Kanal Istanbul Project, has allocated approximately 52 million 60 thousand square meters as “green areas, roads, social reinforcement areas”, which constitutes approximately 663 percent of the planning area.
With the arrangement, horizontal architecture was taken as the basis in residential areas. Accordingly, the residences will not exceed the ground floor + 0,50 floors with an equivalent of 3.
In social reinforcement areas, a precedent decision will be made between 0,75 and 1,50, and the building heights will be constructed as ground + 3, ground + 4 floors.
Thus, the construction of high-rise buildings will be prevented in residences and social reinforcement areas.
ROUTES ARE DETERMINED
With zoning plans, arrangements were made to facilitate the transportation of Kanal Istanbul.
By creating a transportation scheme, the routes that will allow Kanal Istanbul to be connected to the city center and intercity roads were determined by the road, metro and rail systems.
These routes, “Halkalı-Istanbul airport-Gayrettepe rail system line, North Marmara highway connection and route, Küçükçekmece-Avcılar highway transition route, E 5 highway connection and transition route and TEM highway connection and route ”.
The Ministry continues its development plans for the other 4 stages where the protected areas with the lake and its surroundings are concentrated.
