The Eurasian tunnel will benefit these regions

The Eurasia tunnel will benefit these regions: The construction of the Eurasia Tunnel, which is planned to solve the traffic problem of Istanbul, together with the Marmaray and the third bridge, continues at full speed. The tunnel, which will connect the two sides of Istanbul under the Marmaray Sea, will be approximately 3.5 km long.

The tunnel that goes underground from Kazlıçeşme and passes 106 meters below the sea will emerge from Göztepe. It is planned that 2015 thousand vehicles will pass through the tunnel that will be completed in 100.

NEGATIVE WEATHER WILL NOT AFFECT

Within the scope of the project, the coastal road between Cankurtaran and Kazlıçeşme will rise to eight lanes. The construction of the Eurasia Türeli exit on the Anatolian Side started right across the IETT İsfalt Station next to the Karacaahmet Cemetery.

When the works are completed, the D-100 road, which will reach the Ankara-Istanbul State Highway in Göztepe district, will be expanded for 3.8 kilometers. The existing road will be extended from 2 × 3 2 × 4 lanes to 2 × 4 2 × 5 lanes.

Premium districts

Metrobus doubled the real estate prices in the European Side of Istanbul such as Avcılar, Esenyurt and Beylikdüzü in a short time.

Metrobus also mobilized Söğütlüçeşme. Marmaray increased prices in districts such as Zeytinburnu and Kazlıçeşme on the European Side and İbrahimağa on the Anatolian Side.

It is inevitable that the Eurasia Tunnel, which will connect the two sides of Istanbul by road under the Bosphorus, will also affect the districts located at the exit points.

It will enable districts such as Haydarpaşa, Fikirtepe and Göztepe on the Anatolian side to make a premium.

EVERYTHING IS INDEX TO TRANSPORT

Real estate Consultant Hüseyin Yüzüak emphasizes that real estate prices increase in places where public transportation is coming or where new transportation routes are built, and that real estate prices in Istanbul are now indexed to transportation.

Expressing that there is currently stagnation in the markets, Yüzüak believes that when the Eurasia Tunnel project approaches, it will increase housing prices in Ibrahimağa and Fikirtepe regions in Acıbadem.

Yüzüak argues that it will not affect the regions that are not settled properly such as Hasanpaşa, but if the zoning increase is allowed, there may be demand for the region. Saying that 70 percent of the buildings in Acıbadem are around 25-30 years old, Yüzüak states that there are generally 2 + 1 or 3 + 1 flats in the region and these are sold for 500-550 thousand TL.

CEMETERY ON TWO SIDES

Stating that the starting point of the Eurasia Tunnel is cemeteries on both sides, Muharrem Kurtulmuş of Star Emlak Pazarlama says, “I don't think this project will activate the region”. Expressing that the Eurasia Tunnel is a transit pass, Kurtulmuş thinks that the road will not make a premium for the real estate in the region.

Saying that Marmaray and the subway fly to districts like İbrahimağa and Hasanpaşa where no one looks in his face, Kurtulmuş emphasizes that they do not observe any movement in the region regarding the Eurasia Tunnel.

Stating that the real estate values in İbrahimağa are already high, Denya Aşkan of Acıbadem Elit Emlak says: “But the values can go higher. Besides İbrahimağa when the tunnel is operational Kadıköy, Acıbadem and Çamlıca are also affected.
